Source and methodology

Source: the public Bellet Homes property catalog. Only listings marked AVAILABLE at request time are included. SOLD, RENTED, DRAFT and ARCHIVED listings are excluded. Each database listing is counted once; this does not imply that every listing represents a distinct physical property.

Separate sale and monthly rental prices are used where provided. The primary price is used only for a single-purpose sale or rent listing. Zero, missing and non-finite prices are excluded from price statistics. A listing offered both for sale and rent can appear in both offer tables; do not add the two offer counts to infer a unique-property total. The type groups follow the catalog's primary villa, condo and land categories, not its more detailed filtering tags.

The median is the middle asking price after sorting; for an even number of offers it is the average of the two middle values. These are live portfolio statistics, not a historical index, valuation or representative market survey. No personal owner details are used or published.

How should you use these figures?

Use the ranges to frame a search budget, then compare location, size, condition, tenure and ongoing costs for individual listings. An advertised price alone cannot establish value or rental yield.
