Ask what the rent includes. Internet, electricity, water, cleaning and short-stay premiums can change the real monthly cost. A landlord may also ask for a security deposit and advance rent; the contract should state payment dates, inventory, repair responsibility and deposit return conditions.

Where to look
Khao Takiab
Khao Takiab has one of the clearest combinations of beach access, high-floor views and an established condo supply. It is popular with renters who want a quieter base than central Hua Hin but still want restaurants, local markets and a practical drive into town. The building matters more than the area label: some units face the sea directly, while others see it across another building or from the edge of a balcony.
Nong Kae and the BluPort–Cicada corridor
Nong Kae works well for people who value shopping, cafés, hospitals and weekend markets. Buildings closer to the main road can be convenient but noisier. Beachside developments can command a premium even when the sea view is partial. Check the route on foot because “near the beach” may still involve crossing a busy road or using a specific access lane.
Hua Hin town and Soi 88
Town-centre and hillside buildings can offer wide sea-and-city views without being beachfront. They suit buyers who want services nearby and renters who do not want a long drive. The trade-off may be road noise, a steeper approach or a view that depends heavily on floor and orientation.
North Hua Hin and Cha-Am
North Hua Hin and the Cha-Am side often offer smaller or better-value units, with resorts and long beaches spread along the coast. It can be a strong choice if you drive, work remotely or spend most days at home. Test the travel time to central Hua Hin, your preferred supermarket and hospital before choosing only on price.
Khao Tao
Khao Tao is calmer and lower density, with both compact seaside condos and large luxury residences. It suits buyers who prioritise peace, beach atmosphere and space. A car is useful for most daily routines, and resale demand may be narrower than for a well-priced central unit.

What “sea view” should mean during due diligence
Never buy the phrase. Stand in the unit and check the view from the living room, main bedroom and normal seated position on the balcony. A wide-angle listing photo can make a narrow side view look much larger.
- Direction: Morning light and afternoon heat feel very different.
- Future construction: Ask what can legally be built on land between the unit and the sea.
- Salt exposure: Inspect balcony rails, frames, air-conditioning condensers and external metalwork.
- Rain and wind: Look for staining around sliding doors, ceilings and balcony drains.
- Noise: Visit with windows open and closed, on a weekday and weekend.
- Floor access: Check lift count, maintenance records and backup power arrangements.
Can a foreigner own a Hua Hin condo freehold?
Thailand’s government guidance states that foreigners may own condominium units freehold when the building’s foreign-owned proportion remains within the legal 49% limit. Before transfer, the condominium juristic person must issue a letter confirming that the foreign quota is available.
Government guidance also explains that qualifying foreign buyers generally need evidence that purchase funds were transferred into Thailand from abroad in foreign currency. The receiving bank provides the relevant foreign-currency evidence for the Land Department. Ask your bank and lawyer what wording and documents are required before sending the money; correcting an unsuitable transfer later can be difficult.
A unit advertised as “foreign freehold” still needs verification. Confirm the title deed, current owner, quota certificate, registered area, encumbrances and the seller’s authority to transfer.
Building documents that matter
- Condominium title deed and a current official search.
- Foreign-quota confirmation for a foreign freehold purchase.
- Juristic-person financial statements, budgets and meeting minutes.
- Common-fee and sinking-fund records, including any special assessment.
- Building insurance and major maintenance plans.
- Rules covering pets, renovation, rentals, parking and balcony use.
- Unit inspection covering moisture, electrical safety, plumbing, air-conditioning and fitted items.
A beautiful lobby does not prove that the reserve fund is healthy. Read the numbers. Repeated special assessments, unpaid owner fees or delayed waterproofing can turn a cheap unit into an expensive one.
Costs beyond the advertised price
Buyers should budget for legal work, transfer-related charges, common fees, a sinking-fund contribution where applicable, insurance, repairs, furnishing and currency conversion. The contract decides how several transfer costs are allocated between buyer and seller.
